Terms of Service

By accessing or using Thaman (thaman.ae), you agree to be bound by these Terms of Service. If you do not agree to these terms, you may not use the service. Seller: Thaman.ae, Abu Dhabi, United Arab Emirates. These terms constitute a legally binding agreement between you and Thaman.ae.

Thaman is a real estate price estimation platform for properties in Abu Dhabi, United Arab Emirates. The service provides: • Estimated sale prices and rental values based on historical transaction data from the Abu Dhabi Real Estate Centre (ADREC) • Market statistics, trends, and area comparisons • Investment metrics including rental yield calculations • Downloadable PDF reports Thaman gives an indicative market estimate from ADREC transaction data. It is not a valuation for lending, legal or court purposes. It does not constitute professional or financial advice.

You must be at least 18 years of age to use Thaman. By using the service, you represent and warrant that you meet this requirement and have the legal capacity to enter into these terms.

To access certain features, you must create an account using Google Sign-In, email/password, or phone number authentication via Firebase. You are responsible for: • Maintaining the confidentiality of your account credentials • All activities that occur under your account • Notifying us immediately of any unauthorized use We reserve the right to suspend or terminate accounts that violate these terms.

All prices are displayed and charged in United Arab Emirates Dirhams (AED). Payments are processed securely by Stripe; Thaman never sees or stores your card details. Prices are presented in AED and settled to the seller's account in another currency, so your bank may apply an international or currency-conversion fee. Plans: • One Report: 49 AED, paid once — a single property estimate. This is a one-time purchase, not a subscription, and is never charged again • Realtor unlimited (solo): 149 AED/month, or 1,490 AED/year • Brokerage (up to 30 brokers): 1,490 AED/month, or 14,900 AED/year • Subscriptions provide unlimited estimates (subject to fair-use caps) for the subscription period • Subscriptions renew automatically until you cancel • You may cancel at any time from the billing portal on your account page. Cancelling stops the NEXT renewal; your access continues to the end of the period you have already paid for • Refunds are not automatic, and no partial refund is issued for unused subscription time. Credits are non-refundable once used Estimates with a confidence score below the published threshold are provided free of charge and do not consume credits. We make NO accuracy guarantee: nothing you pay is tied to how close an estimate lands to an eventual sale price.

Your search history is stored in your account to provide you with a record of past estimates. This data may be: • Used in anonymized, aggregated form to improve our estimation algorithms • Used to generate market trend statistics • Analyzed to enhance the accuracy and quality of our service We do not sell your individual search data to third parties. IMPORTANT: Thaman gives an indicative market estimate from ADREC transaction data. It is not a valuation for lending, legal or court purposes. Thaman estimates are based on statistical analysis of historical transaction data and are provided for informational purposes only. They are NOT: • A certified, formal assessment of value • Guarantees of actual market value • Substitutes for professional real estate advice • Binding on any party in a real estate transaction Actual property values may differ significantly from estimates due to factors including but not limited to: property condition, renovations, view, floor level, market conditions, and individual transaction circumstances. We strongly recommend consulting a licensed real estate professional for any significant financial decisions.

To the maximum extent permitted by applicable law, Thaman.ae and anyone acting on their behalf shall not be liable for: • Any direct, indirect, incidental, or consequential damages arising from your use of estimates • Financial losses resulting from decisions made based on our estimates • Inaccuracies in the underlying ADREC transaction data • Service interruptions or data loss • Unauthorized access to your account Our total liability for any claim shall not exceed the amount you have paid to Thaman in the 12 months preceding the claim.

All content on Thaman — including but not limited to the estimation algorithms, interface design, branding, and generated reports — is the property of Thaman.ae and is protected by intellectual property laws. You may not reproduce, distribute, or create derivative works from our content without prior written consent. Downloaded PDF reports are for your personal or professional use only.

We may suspend or terminate your access to Thaman at our discretion if you: • Violate these Terms of Service • Engage in fraudulent or abusive activity • Attempt to reverse-engineer or scrape our service • Use automated tools to access the platform without authorization Upon termination, your right to use the service ceases immediately. Any unused credits or remaining subscription time may be forfeited.

These Terms of Service are governed by and construed in accordance with the laws of United Arab Emirates, Emirate of Abu Dhabi. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of Abu Dhabi, UAE. If any provision of these terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.

We reserve the right to modify these Terms of Service at any time. Changes become effective upon posting to this page. Continued use of Thaman after changes are posted constitutes your acceptance of the revised terms. We encourage you to review this page periodically.
