What the sales records show
Every figure below was computed from registered Abu Dhabi home sales. Medians, never averages — one very large sale cannot move them.
Sales recorded up to 30 October 2026
The market in numbers
Eight years of registered residential sales, year by year. The current year is still running, so its bar covers part of a year only.

Since 2019
101,155 homes changed hands in Abu Dhabi between 2019 and 30 October 2026, and every one of them sits behind the estimate above.

What the data knows
Patterns that only show up once every sale is in one place — by bedroom count, by floor area, by the same flat sold twice, and by the day it was registered.
Price by bedroom
Median AED/sqft, apartments, all years
Price by floor area
Median AED/sqft by size band, apartments, all years
The smallest and the largest apartments carried the highest price per square foot; the middle of the market sat lowest.
The same flat, sold twice
Repeat sales matched on building, layout and floor area
The headline median moved +19.9% on a year earlier, but the 9,668 flats that sold twice moved +2.4% a year. The gap is the mix: new launches entered the record at new prices and changed what "the market" was made of.

Why you can trust it
Where the numbers came from, what was taken out of them, and how close the estimates landed when they were tested.
How fresh it is
A sale reached this record about 76 days after it happened.
Clean data only
263 court-ordered sales, 8,761 non-residential records, and records with no recorded size or price were left out. Homes only, sold on the open market.
Buildings we price with confidence
347 buildings traded in the last twelve months, and 227 of them had 20 sales or more — enough for a building-level median rather than a district guess.
How close the estimates landed
76% of test estimates landed within 10% of the price the home actually sold for, measured on 1,488 sales between 21 July 2026 and 27 October 2026.
